Exterior paint has to stand up to a whole lot of punishment, from rain to sun to snow to wind to mud and so much more.
Behr Premium Plus Satin Enamel Exterior Paint is our top choice thanks to its celebrated durability and great color options.
The most challenging decision you'll have to make when selecting an exterior paint has nothing to do with the type of paint, and everything to do with the color (or colors). And friend, I'm not going touch that issue with a ten foot pole. Picking the best paint colors for your property is a process that involves time, effort, and the occasional marriage counselor. So good luck with that, and send me pictures once it's all over and done with.
What I can do, however, is recommend a few great brands of paint that will work well for various exterior painting applications, because not all exterior paints are equally suited to different surfaces. Before we talk about specific brands, lets have a quick primer on what type of exterior paint to use on different materials.
Latex-based exterior paints are generally the best choice for outdoor painting projects like a home's walls and trim. Latex paints dry quickly, imperfections caught during the process are easy to clean, and latex paint expands and contracts well with seasonal temperature changes. However, it will bubble and peel if applied over existing oil-based paint, so if you're painting a new coat atop existing paint, you have match the substance applied earlier.
As for finish, it's mainly a matter of aesthetic choice, but there are a few things to note. Gloss paints are the most resistant to damage and the easiest to clean, but a gloss finish shows imperfections and looks out of place when used on a larger scale. Gloss or semi-gloss paints are ideal for window trim and doorframes, while semi-gloss is a good choice for exterior doors, provided the door to be painted is in good condition. This is also a good choice for brick, as it helps seal the porous material.
Eggshell finish exterior paint, also often called satin finish, is well suited to vinyl, wood planks, or fiber cement siding that's newer and/or in good repair.
Flat paint finishes are generally less popular for exteriors these days, with one exception: Older homes, or those with a fair amount of wear-and-tear and imperfections on the exterior regardless of age, can benefit from the flaw-masking ability of flat paint finishes. Flat paint probably won't last as long as glossier options, but it can make the place look better in the shorter term, and it's easy to touch up.
If you repaint the exterior of your house every few years, then use a paint trusted to last for a decade or more even in the harshest of weather conditions. Behr Premium Plus Ultra Exterior Paint and Primer in One is prized for its excellent durability, but in fact its staying power is just one of the noteworthy facets of this fine paint. Its versatility is equally impressive. You can apply this exterior paint to wood, vinyl, trim, doors, and even outdoor furniture, and it can be used at temperatures as low as 35 degrees Fahrenheit.
Behr Premium Plus Ultra Exterior Paint and Primer in One is a good choice for use with older, worn, or damaged surfaces thanks to its hiding power, and it can be applied directly over rusted metals or worn woods. Whether applied using a brush, a roller, or a paint sprayer, this blended paint and primer leaves a clean, even finish that completely masks the surface below and that will remain looking fresh and attractive for years to come.
With more than 1,500 reviews for Behr Premium Plus Ultra Exterior Paint and Primer in One posted on Home Depot's website, the paint enjoys an impressive 4.6-star averaged rating. One gentleman says he "love[s] the coverage and the quality of this paint," sharing how it restored the looks of a building constructed back in the 1880s.
And in their testing of this paint, Consumer Reports found that Behr Premium Plus Ultra Exterior Paint and Primer in One "resists cracking, resists color change" and helped prevent mildew.
Siding is the most prominent exterior building material on many homes and businesses, with even moderately sized structures sporting hundreds of square feet of the finishing material. To get a great looking exterior that won't blow up your budget, KILZ Exterior Siding, Fence, and Barn Paint is a great choice.
And hey, speaking of barns, quick cocktail party aside for you: Know why barns are traditionally painted red? Simply because it was the cheapest color of paint to produce back in the day. This self-priming paint is made with a blended water and oil base and is suitable for use on vinyl, fiber cement, wood, and on masonry.
And depending on the type of material you're painting, a single gallon of KILZ Exterior Siding, Fence, and Barn Paint may be able to coat up to 500 square feet of surface, though with highly porous materials, one paint can may only cover 200 square feet. And if you need to apply a second coat, you won't have to wait long. The pain dries to the touch in about two hours and is ready for a second coat in just six.
With dozens of reviews posted on Amazon, KILZ Exterior Siding, Fence, and Barn Paint has a solid 4.4-star average rating. One homeowner called it "long lasting and durable paint" and reported that a paint job he completed half a decade earlier was still in excellent shape despite years of "direct sunlight all day." A customer named Carl was even more effusive, calling KILZ Exterior Siding, Fence, and Barn Paint the "best outdoor paint [he had] ever used."
A write up from PaintingTheme.com praised the paint's "great color retention [and] mildew resistance" and noted its "fade resistance."
Just about all paint can help prevent mildew to some degree simply by acting as a barrier between the underlying material and the moisture present outside. But Rust-Oleum Zinsser PermaWhite Exterior Paint goes a step beyond that. The paint itself features a mildewcide that prevents mold growth on the paint itself, thereby dramatically reducing the chance for molds or mildews to spread more deeply into the surfaces below.
And that's good news for wooden siding, shutters, trim, railing, doors, and more, because molding, rotting wood is, to use the scientific terminology, not good. The paint is guaranteed to retain its anti-mold and mildew properties for five years and to retain its looks and physical integrity for fifteen, resisting blistering, peeling, and cracking, so the fact that a single quart of the stuff costs sixteen bucks is understandable, if not the best news ever. (That price equates to $64 per gallon, which is indeed steep, but think of the long term value.)
Currently the American-made Rust-Oleum Zinsser PermaWhite Exterior Paint has a 4.1-star rating on Amazon, with one customer saying it "works well in the moist South Carolina coastal area to help reduce mold" and another reporting that the paint "provides excellent coverage and is holding up quite well even in the temperamental weather in [his] area."
Just keep in mind that a quart-sized can of paint won't go all that far, so buy a few if you have a lot of wood to cover.
The materials used to build a house or commercial property should be thought of as an interconnected system rather than on an isolated basis, because all of the materials have to work together. When it comes to the paint you choose for brick, stucco, and other porous building materials, you need to use a product that has excellent breathability, thus allowing the moisture that inevitably works its way into these materials to be released easily, preventing the build up of molds or mildews and keeping moisture away from underlying wood, insulation, and so forth.
Glidden Premium Semi-Gloss Latex Exterior Paint is a 100% acrylic latex paint that is ideal for use on brick, stucco, wood, vertical concrete, and myriad other surfaces, though it can also be applied to siding, trim, and other areas of a property. Once dried, the paint is fade- and chip-resistant, and each coat will be dry to the touch in well under an hour when applied at temperatures above 35 degrees Fahrenheit. While breathable, the paint also creates a barrier that can prevent mold growth on the exterior of a structure.
With hundreds of reviews posted on Home Depot's website, Glidden Premium Semi-Gloss Latex Exterior Paint has a commendable 4.4-star average rating. A customer named Lydia said she "love[d] the coverage and the quality" of Glidden Premium Semi-Gloss Latex Exterior Paint, while another reported that he "didn't even have to put two coats" of the paint on thanks to its excellent coverage.
Several customers did report issues with brighter and darker colors showing through coats of Glidden Premium Semi-Gloss Latex Exterior Paint, though. Proper sanding and priming should rectify that issue, though.
When selecting a paint for outdoor ground or flooring surfaces where people will frequently walk, you need to choose a paint that can stand up to heavy foot traffic and that will also help people stand up. RTG Deck, Porch, & Patio Anti-Slip Paint was designed for just this type of application, and can be used on wood or synthetic decks and porches, on concrete or asphalt, or on many other exterior surfaces. It creates a textured finish that provides traction even when wet and that resists damage from precipitation, temperature changes, sunshine, and of course lots of feet walking about.
RTG Deck, Porch, & Patio Anti-Slip Paint comes in three neutral colors -- white, light gray, and sand -- as well as in a clear variety that is ideal for preserving the existing look of a wood, pavers, or other aesthetically pleasing materials. The paint can be applied with a brush or roller and dries enough for an additional coat in about an hour and, in good conditions, can be walked on in about three hours after the final coat.
An Amazon customer named Peter said RTG Deck, Porch, & Patio Anti-Slip Paint "turn[ed] a dingy patio into a cozy outdoor space" and called it "easy to use" and noted the "traction under foot" the paint created. A painter named Arnold described himself as pleasantly surprised "at how great [his porch] looked" after using the paint.
And a write up from HandymansGarage.com called this RTG paint "one of the fastest drying deck paints out there" and "very easy to apply."
